  • Commitment period: month-to-month, 6 months, 12 months? Some concierge services require a minimum one-year commitment — that needs to be clear from the start.
  • Cancellation terms: required notice period, potential penalties, handling of existing bookings.

Monthly flat rate

The most reliable method: convert everything to an estimated monthly cost based on your projected rental income. Take your expected average monthly revenue and apply each pricing grid to get a comparable figure.

Here are the criteria to compare side by side:

  • Estimated monthly cost: calculated based on your expected income, including all recurring fees (commission + cleaning + linen + consumables).
  • Services included in the base price: some concierge services at 20% include cleaning, while others at 18% charge it separately — the actual cost may end up being identical.
  • Contract flexibility: minimum commitment, cancellation notice period, exit conditions.
  • Coverage area and responsiveness: a concierge service close to your property will respond faster when issues arise.
  • Reviews and reputation: check Google reviews, testimonials on their website, and most importantly ask for references from property owners in your area.
