Airbnb Alternatives: Where to List Your Rental in 2026

A host who relies on Airbnb alone lives with a sword over their head. A suspended listing, an algorithm change, a commission that jumps from 3% to 15.5%, and the whole year's revenue moves with it. The answer is not to leave Airbnb, it is to stop depending on it. This guide covers the platforms that actually operate in France in 2026, what they charge (figures checked on their own pages), who each one suits, and how to run several channels without drowning.

Why diversify beyond Airbnb

Airbnb has moved most hosts to the "host-only fee" model: 15.5% deducted from your payout, against 3% under the old split model (source: Airbnb Help Center, "Airbnb service fees", consulted October 2026). The full calculation is in our article on the 15.5% Airbnb commission.

Beyond the cost, the real issue is concentration of risk: one acquisition channel, one review system, one cancellation policy imposed on you. With two or three channels, a drop in visibility on one is absorbed by the others.

The big generalist platforms

Booking.com

Airbnb's main competitor in Europe, with a more international clientele used to short city stays. Booking does not publish a single commission rate: the percentage depends on the country, the property type and your contract, and it is shown at the "Agreement" step of registration (sources: join.booking.com FAQ and Partner Hub "Understanding Booking.com commission details", consulted October 2026). Two things worth knowing: commission is often calculated on the total the guest pays, cleaning fees and VAT included, and you pay nothing on a free cancellation or a no-show.

Best for: studios and one-bedroom flats in city centres, hosts who accept instant booking and a foreign clientele.

Abritel (Vrbo)

Abritel belongs to Expedia Group and shares its inventory with Vrbo. Listing is free; per booking you pay 5% commission plus 3% payment processing, 8% in total (source: host.abritel.fr, "Devenez hôte avec Abritel", consulted October 2026). It is the historic platform for family holiday homes: week-long stays, groups, villas.

Best for: houses and large apartments in tourist areas, stays of a week or more.

Expedia and Agoda

For an individual host, Expedia is reached in practice through Abritel or Vrbo, which redistribute listings across the group. Neither Expedia Group's partner pages nor Agoda's Partner Hub display a public commission rate (sources: partner.expediagroup.com and partnerhub.agoda.com, consulted October 2026). Agoda only makes sense if you target Asian travellers.

The French platforms

Leboncoin Vacances

The simplest model on the market: the online booking service is free for hosts, with no commission at all on your bookings. Travellers pay a 14% service fee on the total rental amount, excluding tourist tax, since 1 December 2024 (source: assistance.leboncoin.info, "Combien coûte le service de réservation en ligne de location de vacances ?", consulted October 2026).

Best for: a French clientele, families on holiday, a commission-free channel. The tools (reviews, messaging) are more basic than on Airbnb or Booking.

GreenGo

A French platform launched in 2021, positioned on responsible tourism, with over 30,000 properties. Registration is free, with no subscription or membership fee, and the commission is 14% including VAT on bookings (source: greengo.voyage, "Hébergeurs, rejoignez-nous", consulted October 2026). GreenGo is selective: natural setting, building with character, a personal welcome, a sincere approach to the footprint of the stay.

Best for: country cottages, unusual accommodation, hosts with a genuine ecological approach who want guests aligned with it.

Gîtes de France

Not a platform but a label with its own booking centre: over 56,000 properties, 43,000 owners, an on-site rating visit (the "épis"), and support from county-level teams. The cost is not shown nationally: it depends on the project, the type of accommodation and the chosen sales model, and may include an annual brand membership fee plus related fees or commissions (source: gites-de-france.com, "Devenir Hôte Gîtes de France", FAQ, consulted October 2026). You have to ask your county office for its price list.

Best for: rural cottages and bed and breakfasts, owners who want human support and a brand French holidaymakers have trusted for 70 years.

Clévacances

The other French label, 8,000 owners, recognised by the Ministry of Tourism. A visit rates the property from 1 to 5 keys on over 300 criteria, with a certificate valid for 5 years. The site stresses freedom of sales: direct booking with no commission, or online booking with secure payment. The membership price is not public; you get it through the brochure or an adviser (source: clevacances.com, "Rejoignez le label Clévacances", consulted October 2026).

Best for: a quality label without depending on a booking centre, while keeping your direct bookings.

The hybrids: Holidu and HomeToGo

Holidu

Holidu is more than a booking site, it is a distribution service. Its public price list: a Holidu fee of 6% per booking (sliding down to 3%), plus a 17% channel commission covering payment and booking fees on Holidu brands and connected channels (Airbnb, Booking.com, Vrbo and others), plus a one-off 120 € integration fee deducted from your first payout, professional photo shoot included. The channel commission does not apply to direct bookings on your own site, and there is no recurring fee (source: holidu.fr/proprietaire/pricing, consulted October 2026).

Best for: hosts who want to be distributed everywhere without running a channel manager, and are willing to pay for that comfort.

HomeToGo

HomeToGo is first and foremost a search engine that aggregates listings from other platforms. To list directly, the model is an annual subscription with no commission, shown at $499 per year on the English page, working on an enquiry basis: the traveller writes to you, and you handle payment and the contract (source: hometogo.com/host-with-us, consulted October 2026). No euro price is shown there.

Best for: hosts with volume who prefer a fixed cost to a percentage, or who already reach it through their channel manager.

Tripadvisor Rentals: gone

No point trying to sign up. Tripadvisor announced on 10 September 2024 that it was ending its vacation rental business, cancelled and refunded bookings with check-in from 1 November 2024, and closed FlipKey and Niumba (sources: ShortTermRentalz, 11 September 2024, and Lodgify Lowdown, October 2024). The rentals still shown on Tripadvisor come from Vrbo.

Running several platforms without double bookings

From the second channel onwards, the real risk is the double booking: a calendar updated too late and two families at the same door. Three levels of answer:

  • iCal sync: free, built into every platform. Enough for two channels and few bookings, but refreshes can take several hours.
  • A channel manager: one central tool that pushes rates and availability in real time to each platform and pulls bookings back. The right answer from three channels upwards. Our channel manager comparison details the offers and their prices.
  • A service like Holidu: you hand over distribution in exchange for a higher commission.

Whatever you choose, keep a single source of truth for your rates. A platform that takes its commission on the guest total (Booking) and one that charges the guest instead (Leboncoin) call for different displayed prices. The OTA commission calculator gives you the price to display per channel to net the same amount.

Direct booking, the channel that takes nothing

Platforms exist to acquire a guest. Once they have stayed, nothing obliges you to go back through a platform to bring them back. A simple booking site, a link inside the property, a modest loyalty discount, and a share of your stays moves over commission-free. The method is laid out in our guide to reducing your dependence on OTAs.

The on-site experience is what brings guests back, and it depends on no platform. A free LivretAccueil welcome book works the same way whether the guest came from Airbnb, Booking, Leboncoin or your own site: same arrival instructions, same Wi-Fi code, same local tips, and your direct contact for next time.

Selection grid: which platform for which property

  • Studio or one-bedroom in a city, short stays: Airbnb + Booking.com, Leboncoin for a commission-free French clientele.
  • Holiday home, week-long stays: Abritel + Airbnb, Leboncoin on top, Gîtes de France in rural areas.
  • Cottage with character, ecological approach: GreenGo + Gîtes de France or Clévacances, Airbnb as a backup.
  • You want to manage nothing: Holidu, or a property management company.
  • You want a fixed cost: HomeToGo on subscription, and above all your own site.
  • You already have three channels: a channel manager before anything else.

Three questions to decide: who are my guests, how much am I willing to give up per booking, and how much time can I spend on calendars.

Frequently asked questions

Can I be on Airbnb and other platforms at the same time?

Yes, none of these platforms requires exclusivity from an individual host. The only constraint is technical: keeping calendars in sync, through iCal or a channel manager.

Which platform is cheapest for the host?

On published figures, Leboncoin takes nothing from the host (the guest pays a 14% service fee), Abritel takes 8% in total, GreenGo 14% including VAT, Airbnb 15.5% under the host-only fee. Booking, Gîtes de France, Clévacances, Expedia and Agoda publish no single rate. The cheapest remains your own site.

Do I need a channel manager from the second platform?

Not necessarily. With two channels and a property in moderate demand, iCal sync is often enough. It becomes necessary from three channels, several properties, or a calendar that fills up fast.

Can my Airbnb reviews be transferred to another platform?

No, each platform has its own review system. You start from zero on every new channel, which is why you should not wait for a problem on Airbnb before opening the second one.

Is a platform with no host commission really free?

For you, yes, but the guest pays a service fee (14% on Leboncoin). Your price therefore looks higher to them than on a site where you absorb the commission. Keep that in mind when comparing your rates across channels.
